Buyer’s Agent
Buyer’s agents are employed by homebuyers to find a suitable property. The employment contract called
a “buyer’s agency agreement” will spell out the duties your agent will perform for you. These typically
include helping you find a suitable property, arranging financing, arranging inspections and helping you
navigate through the closing process. Compensation of the buyer’s agent may come from the seller or the
buyer and should be addressed in the buyer’s agency agreement. The buyer’s agent cannot reveal confidential
information about the buyers without permission. The agent’s duty is to promote the buyer’s best interest.

Working with Real Estate Agents
The Carolina Cabins Advantage
- Our Focus ... mountain property, from lots to large tracts to cabins to mountain estates, is
where we place our emphasis. We do not focus on selling city property and just dabble in mountain
land to expand the business. While we certainly can help sell homes in the city, and our marketing
will often open such listings to a larger prospective set of buyers, the focus of our business in
on mountain properties.
- Our Website ... some studies have shown that over 80% of buyers use the internet to find the
property that they ultimately purchase. This number actually increases when
you consider out-of-town buyers, which often correlates to purchasers of mountain property.
We strive to have the best website catering to potential buyers of properties in the mountains
of North Carolina.
- Our Inventory ... most realtors are members of only one local MLS, which means they only have access to
detailed information in that one location. We participate in the Ashe, Wilkes and Watauga multiple listing services
and have access to detailed listing information in all of those areas.
- Our Team ... All real estate firms can ultimately be judged by their most important asset -
their agents. We started this business to help people find their dream in the mountains, but do it a little
more easily than we did. For the most part, we were on our own. And while that frontier spirit is refreshing
at times, it would have been much better to have a friendly expert around who had done it before and
understood the challenges. We believe that we can be that friendly expert to you when you are ready to buy.
